Planning Commission meeting (May 28, 2008)

Meeting called to order at 7:32 PM with the Pledge of Allegiance to Flag.

Parsells motioned to accept the minutes of the April 30, 2008 meeting, 2nd by Holweg. Motion voted, all in favor.

New Business

  • Joe Kelly Subdivision - Joe Kelly approached the Commission with a sketch plan for a major subdivision of 23 acres on Upper Maple Drive. He currently has eight lots and would like to divide two of the deep lots to make the entire subdivision into 10 lots. He asked the Commission for assistance with dividing the two deep lots. The Commission suggested that he put in a private drive off of Upper Maple to access three of the lots and have a private drive for the fourth lot. Haan stated that there will need to be an agreement on the plans as to who will maintain the drive that will access the three lots.
  • Tim Woods Minor Subdivision - he Township received the plans for the four lot subdivision. Two of the lots will be in Newton Township and two lots will be in Falls Township, Wyoming County. Mr. Woods and Mr. Pardue were present before the Commission to discuss the plans. The Commission stated that the plans were not to scale as required in the township ordinances, the setbacks were incorrect and the lots were not numbered correctly. Plans were not accepted at this time. The last time this parcel was subdivided was in 1991 and the surveyor was DeAngelo.
  • Ezdebski Minor Subdivision - Plans were received by the Township for the minor subdivision of Michael Ezdebski. The suggestions from last month stated that the names of adjoining properties were needed, that was done. The driveway permits were not obtained yet, but the fee for the Township driveway permit was received and shown on the map. The highway occupancy permit cannot be done until the deed is put into Michael Jr’s name. Haan stated that a copy of the permit application will need to be provided to the Township. The perc sites are now shown on the plans. Fees were received and the plans will be forwarded to LCRPC for review. Motion by Stemphoski to accept the plans, 2nd by Parsells. Motion voted, all in favor.
  • Steven Lowe Major Subdivision - Steven Lowe was present for the plan review for a major subdivision on Newton Road. Plans were received by the Township from John Seamans, Surveyor. The plans include dividing off 8.453 acres from the main parcel. The remaining lands were not depicted on the plans and the plans were not accepted.
  • Hrobuchak - Richard Hrobuchak brought a sketch plan to discuss with the Commission regarding the property he is seeking to purchase.

Unfinished Business

  • The Planning Commission would like to ask the Township Supervisors to revisit the idea of requiring that two perc sites be required when a subdivision is presented to the Township to avoid a problem should the first perc site fail.

Being no public input or further business, Stemphoski motioned to adjourn, 2nd by Holweg. Motion voted, all in favor. Meeting adjourned, 9:15PM.
